The appraiser’s office has it zoned differently but that is not about land use that is for taxing purposes. The property would be eligible to be used as any of the permitted uses allowed in the Unified Development Code or buyer may contact me with intended use to see if a conditional use permit could be obtained for intended use. In 1996, a special use permit was granted for land use to build a commercial storage unit. (He got a permit for one building but if there are more the current owner will not be responsible for that violation unless they built them without a permit.) In 1992, they constructed a building and drilled a commercial well for a truck wash. Once this business was out of operation it would have to be permitted again. This would be a state permit due to the livestock waste involved. Since 1992 this area has been classified as a sensitive ground water area by the state. So I don’t have a lot of confidence that a truck wash out would still be permitted. The property is just over 8 acres. It only qualifies for one single family dwelling. Because the house is not livable at this time, the modular home can stay on the property. It would be advised that the new buyer either tear down the house and if it has its own septic close that for safety. If the lagoons are not going to be used, I would have those filled in for sanitary reason.
